Riley County home sales continue strong trend

Riley County commissioners were updated on the local housing market Thursday.

County appraiser Greg McHenry told the commission positive trends continue.

There were 1,051 real estate sales in 2015 through Sept. 30. The median sale price for homes was $187,500, compared to $188,00 at the same point last year. The average sale price was $206,319, compared to $202,881 at this point a year ago.

“Our median sales ratio, which of course is one of the state’s measurements of our performance, is currently at 97 percent,” McHenry said. “If you remember, at the beginning of the year, we are at 99 to 100 percent, so that kind of tells you there’s been some appreciation in growth and values based off sales we’ve seen since the first of the year.

“If you look at the last few years here, that’s been the trend, so that’s pretty consistent.”

McHenry added that 423 building permits have been issued county wide as of Sept. 30th, compared to 493 at the same point last year.

“Of those 423 that we have, 103 of those are new dwellings or new homes,” he said.
